About the Home Affordability Calculator

This free home affordability calculator helps people in the United States get a quick, private estimate before they talk to a lender, insurer, employer or advisor. There is no signup, nothing is stored on our servers and every result updates instantly in your browser.

How this calculator works

The tool uses common lender guidelines: housing cost of up to 28% of gross monthly income, and total debt of up to 36%. The lower resulting payment is converted to a loan amount at your rate over 30 years, then your down payment is added.

Worked example

On $90,000 income with $400 monthly debts, $40,000 down and a 6.5% rate, the maximum payment is about $2,100 per month and the affordable price is roughly $372,000. Change any input above to see how the result moves, which is the fastest way to understand which factor matters most for you.

Tips to get a better result

Remember closing costs of 2 to 5 percent and maintenance of about 1 percent of the home's value per year. Lenders may approve more than is comfortable, so budget conservatively.

Key factors that change your result

Lenders look at debt-to-income ratio, commonly near 28% for housing and 36% for all debts. A bigger down payment, a lower rate or fewer monthly debts all raise what you can afford. Keep a cash cushion for closing costs and repairs.
